The lease is a contractual obligation. Elements operates fully occupied communities in Chennai, Bengaluru, and Mysuru. Rental payments to owners are senior to operator margin. Your lawyer reviews the lease before you sign.

Selling your unit

You hold clear title. The asset is freely transferable. A buyer inherits the lease, making the asset attractive to the next investor.

What happens after Year 5?

The lease carries renewal options. Terms for Year 6 onward are discussed at signing.

Is the 5% yield net or gross?

The contracted 5% is the gross disbursal on all-in cost. Maintenance and management are handled by Elements. Nothing is deducted from your rental.
